No.12 comes with a fully equipped kitchen, including an oven, hob, microwave, fridge-freezer, toaster, kettle, and all the pots, pans, crockery and cutlery you might need. Whether you’re whipping up breakfast or enjoying a cosy night in, you’re all set.
Yes, we provide bed linen and towels for all guests — no need to bring your own. Just pack your beach towels if you’re planning to take a dip!
We take a 25% deposit to confirm your booking, with the balance due 28 days before arrival.
We accept BACS payments and most major cards: Visa Debit, Maestro, and Mastercard.
We understand plans can change. Here’s how our cancellation terms work:
• If you cancel 28 days or more before your arrival, we’ll retain just 25% of the stay.
• If you cancel less than 28 days before your arrival, the full booking amount will be charged.
• If you don’t arrive, or if you shorten your stay after check-in, the full cost of your booking will still apply.
We always recommend taking out travel insurance to cover any unexpected changes.
The living space at Stay at No. 12 is thoughtfully arranged over a spacious two-tier ground floor.
From the dining room, a door leads to the fully equipped kitchen, which opens onto a private, enclosed courtyard—perfect for al fresco dining or relaxing in peace.
Just four steps down, you’ll find the cozy sitting room, complete with comfortable seating and a gas log-effect fire. Above the fire sits a 48-inch flat-screen TV, ideal for quiet evenings in. Off the sitting room, there’s a separate snug featuring a two-seater sofa and a second flat-screen TV—great for catching up on your favourite shows or enjoying some quiet time.
The ground-floor shower room has been recently renovated, offering a fresh and modern space.
Upstairs, the three bedrooms provide comfortable and stylish accommodations:
A twin bedroom.
A double bedroom.
A master double bedroom with its own dressing table and hanging space.
The first-floor bathroom has been newly fitted, offering a contemporary and relaxing space. Additionally, the landing area has been thoughtfully designed as a dressing space, complete with a window that frames beautiful views of the harbour and the Cobb.
Start your day by picking up the freshest catch from the [very] local fishmonger, then head back to the cottage to prepare a feast in the stylish, well-equipped kitchen. Pour a glass of prosecco and enjoy dining al fresco with friends on the decking, or picnicking on the beach taking in the stunning views of the harbour and coastline.
For water sports enthusiasts and little adventurers, the beach is just a short stroll away—perfect for heading down in wetsuits, ready for a swim, kayak, or paddleboard session. After a day on the water, rinse off the salt and sand under the convenient outdoor shower before settling in for a relaxing evening. Cobb.
The public car park, no more than 200 meters away (not allocated parking) has EV charging points too.
